I never write reviews, but THIS PLACE IS SO BAD that I had to. We've leased an office here for 6 months. Here are the FIVE REASONS WHY we just canceled our lease: (pay close attention to #3) 1) THE WALLS ARE MADE OF GLASS... IT'S VERY, VERY LOUD. We do a lot of zoom calls with customers. A few months after we moved in, our neighboring office was rented to another company for sales team rallies. Unfortunately, their cheers and yells came through the glass room dividers crystal clear, to the point where we might as well have been in the same room. Our customers would constantly ask us "What is going on there?". It came off as very unprofessional and probably cost us several deals. Our space was completely unusable for customer calls when the neighbors were having their sales meetings, so our team ended up having to WFH, which defeats the whole point of leasing an office. 2) HIDDEN CHARGES. At first, we were surprised about how much less expensive the office was compared to similar offices in the area, but it is very misleading because THERE ARE HIDDEN CHARGES FOR EVERYTHING. They charge "activation fees" for every person in the office, fees to issue keys, additional hourly charges to use a conference room, they even charge $40/mo per person for coffee. A two-hour conference room rental adds 15% to your monthly rent! 3) THEIR BIGGEST SCAM. We thought it was strange that they charged TWO MONTHS' rent for a deposit, but now we know why... because THEIR BIGGEST SCAM is when you cancel your lease (like we just did) they charge a "Restoration Fee", supposedly to clean the office after you leave. We are not sure how this is legal, but THIS FEE IS NOT DISCLOSED IN THE LEASE or even in the "Terms and Conditions"! It is in a separate document called "House Rules", that (as the name suggests) covers things like hours of operation, pet policy, mail delivery, etc. Not somewhere you would expect to find additional MANDATORY lease fees. It looks like it is purposely hidden in there and unfortunately, it is not a small fee... they charge $4.75 per square foot of leased space. In our case, this totaled almost an entire month's rent (broken down it added a hidden $120/mo or 15% to our monthly rent). Since our office was a mess when we moved in, it appears that this is a complete scam and they just pocket the money. Based on behavior like this, I highly doubt we will see our deposit returned to us, even though the space is in much better condition than when we moved in. In the end, if we add up all of the additional costs, WE'VE PAID WAY MORE than we would have at any other shared office in downtown Denver. 4) IT'S A COOL SPACE, BUT THEY DO NOT CLEAN. Our office was a mess when we moved in and they only clean if you ask them to specifically. We had to completely empty out our office and scrub it from top to bottom. They did not collect trash for almost 6 weeks. Shared spaces (especially refrigerators) are rarely cleaned, even though the signs say they are cleaned weekly. The shared fridge has only been cleaned once the entire time we've been here and that was only because we asked them to, due to the smell and all the uncovered, rotting food. 5) THE STAFF IS POLITE BUT UNRESPONSIVE. When we mentioned the sales team noise issue to the in-house staff, they said they were aware it was a problem and that several other tenants had mentioned it to them, but still nothing changed. We were told the location manager would reach out to try and help, but despite several requests we never heard from anyone, even when we emailed. The "city manager" was equally unresponsive and the corporate "Retention manager" for Regus emailed us, asking to set up a call to discuss why we canceled our lease, but didn't respond when we accepted nor did she return our calls to her "direct line". No idea how this company is still in business. In our opinion, any other shared office space in Denver would have been a more productive environment and a less expensive option than Spaces (Regus) Ballpark.

They let me believe the parking lot was for customers - didn't tell me about the fee until I signed up. So I tried to go somewhere else that had parking available (they tell you you can do that too) but when I did the other location told me they had no idea what I was talking about. Fine, I'm willing to try you out, but when you sign me up for the current AND following month right away, and then tell me you want 30 days cancellation - that's ridiculous. I would have had to cancel before I even joined... Please stop harassing me. I paid you for months after I quit you. You aren't getting any more money from me. Buh-bye.

Wow. I have been in many different co-working spaces to tour and test-drive, but SPACES Ballpark BLOWS them all out of the water. The reception team is beyond helpful, wearing smiles anytime I'm at the front desk and always available to help regardless of how crazy the center is around them. Located so conveniently to Union Station, Coors Field, and all of downtown Denver, this is wonderful place to have a meeting, host an event, network and meet other professionals and entrepreneurs. Pre-COVID, a bonus amenity the space had, was an amazing Barista that made the best Cortado I've ever had alongside incredible breakfast burritos, cannot WAIT for the coffee bar to open back up. As a member you can book space during the day for meetings, you also get access to great meetings and events to help your business grow. I have personally met numerous contacts through SPACES who have helped take my business to the next level which includes increasing my international connections through the global network IWG provides. You will not be disappointed to join as a member and get the great benefits. I highly recommend you joining!!!
