Mind the trap. Upon meeting your regional sales manager, you will receive the grand tour of a modern, tidy and quite eloquent building. Once sat down to discuss figures, you will be subjected to a classic sales tactic. Sliding fees, their fee structure is geared towards encouraging you to sign a 1 year contract but offering discounts based on length of term. Do not fall into this trap as many do. Always opt for the short term contract as once locked in with Regus, their accounts department do not share the same pleasantries as sales. Mind your business. Whilst initially a very nice looking office, it will become clear shortly after starting that some serious concessions were made in construction relating to acoustic insulation. The walls between offices are approximately 3 inches thick, made of plasterboard and evidently have little to no acoustic insulation. The internal ventilation system is comprised of two large ceiling vents which unfortunately do not only circulate air but sound from your neighbouring offices. Essentially, you will be able to hear everything your neighbours are doing and vice versa, including all their private conversations. The design clearly negates the purpose of having walls. In fact, if you observe the set up on the ground floor with its open plan set up, this is what you can expect. If this is good for you, then an office space can work for you on any floor. Cleanliness is next to godliness. There are no bins in the offices. You will be required to provide your own bin and empty it yourself on a regular basis. In addition, should you drop any lunch on the floor, you will need to vacuum clean it yourself as the Regus cleaner only cleans communal areas on a regular basis. The gravel outside the office is constantly littered with cigarette butts and meek provision of ashtray for smokers is constantly full. Not a pretty sight nor reflection of attitude to cleanliness. Where are the people? Having been here for 1 year, its clear that there are 2 business streams. About 1/3 of the tenants are long term tenants that have settled here. The rest of the offices are constantly changing hands and the management have high turnover of tenants. On a typical day, 70% of offices are empty, it appears that either tenants no longer use their offices and work from home, have decided they made a mistake and gone elsewhere whilst having to pay for remaining term, are established tenants that don't mind paying extra for space they don't use/may use one day or a combination of the above. Long term tenants appear to be sales focus organisations which is great in a sense, but you may have to deal with neighbours having spontaneous football matches in their office a few times a week. In summary, beware of making commitment without initial trial. Expect a little disappointment as looks can be deceiving. And if you are looking for a private place to work, this office is probably not for you.
