We are a new co-working & shared services office (serviced private offices) based in Georgetown, Penang in Malaysia. Our 18,000 sqft space is housed in Livingston Tower, an upcoming Multimedia Super Corridor (MSC) building, that is also home to MORE by Arang Coffee, Urban H Hotel, an event hall, a small but adequate gym (exclusive for hotel guests and building tenants – that means us! – only) and other local & international companies. Being in an MSC-status building means if you're an MSC-status company or are PLANNING on becoming one, you get to enjoy some extra benefits (like tax incentives!) thanks to the government & MDEC!

We are working with Cradle Fund Malaysia, Northern Corridor Implementation Authority (NCIA) Penang, USAINS Group (corporate arm of Universiti Sains Malaysia), Malaysian Global Innovation & Creativity Centre (MaGIC) and many other like-minded corporations and groups to equip the startup/tech/SME network in Penang with valuable knowledge and skills to further enhance the growth of our already thriving local community.

"Best move we've made. "

    Had rent a few cowork offices in Penang before and finally settle down in Settlements. Everything that you expect to be functioning and in order so that you can concentrate on your work is well maintained here. Location is superb as its right in the middle of town, The place is also well-lit with the large open windows which gives you a really good view of UNESCO world heritage status Georgetown. Internet is overwhelmingly stable & fast, Free flow coffee & tea. Frontdesk service always comes with a smile. Lots of events as well which was perfect for networking. Very happy working here. -Proud user of Settlements.

    "Value for money"

      I only used the hot-desk area while i was in town for work during their free coworking day (i'm from KL). The place is very spacious so you will never feel like it's too crowded to work - the staff told me the coworking space alone is 7,000sf! The private offices take up 10,000sf of the entire floor - wow. The tables are big and have enough power sockets for each person at the table to use. There are also high tables overlooking the georgetown heritage zone and the town landmark, Komtar. Lockers are free for day use, just have to remember to clear everything before you leave. Love the indoor garden area that they have!! Great place for Instagram photos ;D There's also a nursing room for mothers so i think that's good that they are trying to build a good working environment for working mothers. Coffee & tea is free flow in the pantry but you have to make them yourself (fair enough). They are quite strict with access into the space - you need to register when you first enter and if you want to take a look around the place, a staff will take you on a quick guided tour - which i believe is a good security measure by the management. It's only RM30 for 1 day - super cheap! I will definitely come back here next time I am in town for meetings and need a place to work!

      "Comfortable Coworking Space in the City"

        I attended their free-day trial and loved the place! The layout is good and there is a very healthy vibe that moves throughout the whole space. There is a lot of natural lighting that enters the co-working area making it feel very fresh. I love the high seats and table that looks over the UNESCO heritage site. I also feel that the lockers provided are very useful (especially for me) as I normally carry a lot of things with me. There is a very welcoming rest corner in a section of the whole space where members can lie down on the hammock or the giant beanbags. There is a kitchen/pantry area with free flow of coffee and tea for the members and they have special days where they would leave some complimentary snacks out on the common table as well. As I'm from out of Penang, I found that it was really convenient to have so much local food just a walking distance from the building. Not to mention the good coffee you can get just downstairs of Settlements. The receptionist was telling me that there are various events coming up which will be held at the event area which members are welcomed to attend. Highly recommended for those who need a new environment for inspiration or looking for a fresh office space to work at.

          There's a relaxing feeling to the place. It overlooks the city and has high tables so you can stand and work for a change. Power sockets attached. There are private rooms for conferences, a fun area to chill (fusball table, hammock and mini tent with bean bags) and sofa chairs as well so the environment is not too serious but has a bit of a 'light' feel too it. Like the snacks corner and honesty jar. Parking is free at the moment but a service provider will be coming in soon. WIFI - 100mbps. Very spacious. Toilets are clean. Overall a nice place to work at

          "Perfect option for a modern work space"

            I like the set up of the co-working space at Settlements. It's very spacious and what impresses me most is that even with this open concept, they manage to section it just by using different types of tables and chairs so you feel like everyone is working together and yet each individual has the choice of selecting the section they feel most comfortable working in. Did I mention the great view they have of the heritage area and KOMTAR? There is free flow of coffee & tea in the pantry. There is also a small selection of snacks and drinks that can be purchased at a very reasonable price (they practice the honour system which I think is excellent because it cultivates a very positive trust-worthy environment and culture within the members). The WiFi speed is good - I had no problems when I was there. The rest area is small but comfortable enough for a short nap or if you just want to relax a little bit in the hammock. The location of Settlements is perfect - just a stone's throw from so many key places in the city like banks, govt offices, etc. Ample parking (at the moment) for those who drive. A lot of eateries closeby which you can walk to in a few minutes. There's a cafe (More by Arang Coffee) on the ground floor of the same building if you need to grab a good cuppa wake-me-up too. Members even get a discount there. Overall a really nice environment to work in, highly recommended to use the space.

            "Stress-Free Place!"

              With this kind of view while at work with speedy-wifi, it is win-win please! I loved how spacious and 'enough' the place makes you feel when you are there. Also, they have a corner for mommies and another corner to relax and chill, with free flow coffee/tea and cookies. Oh yes please thank you. Highly recommended for those who is looking for a cozy corner in Penang to work with affordable price! And the cafe at Ground floor has the best Seafood Aglio Olio, homemade Mushroom Soup and Lagi Latte (special kind of Latte okay)! Definitely a must-try and a must-visit!

              "Great Environment"

                Very spacious and conducive coworking space for work and networking. All the tables are fitted with built-in power sockets so it's super convenient to charge your gadgets. There's a cozy rest area for people to take naps or if they need to lie down for a while. The games room/area has a foosball table and it seems more games will be added in soon. Small and functional pantry with complimentary coffee & tea. There are several meeting rooms and also a conference room available. Lockers provided for members to use as well on a first-come-first-serve basis. The other side of Settlements houses the private suites and fixed desk space. More serious look & feel there which I guess most companies would prefer. Very reasonable rates and packages offered. There is a cafe and hotel within the same building as well. A lot of local food and cafes just a walking distance from the building.

                "Best office space in Penang "

                  The private office is very comfortable and internet speed is great. One of the best office space I've been to and if you've ever had to deal with insufficient office space, this is the place for you! The pantry is fully stocked with free flow coffee and tea which helps to keep me awake throughout the day. Plenty of parking space and a cafe right downstairs with good food and great coffee! Security is 24/7, overall I’m very happy here. I even almost lost my ic. But the management team found it and gave it back to me. A* service!!

                  "Co-working at it’s best"

                    Had the opportunity to visit with a tour on the soft opening day. Spend my day working there till almost closing. It was very productive for me as the environment actually gave me a stress less feeling while replying my work emails and whenever I just needed to move around to think, I can do so without worrying that my belongings would be taken. Their work view is fantastic as well having sight of the heritage area. Free coffee is definitely a plus. Would definitely recommend this to my friends. Oh!!! The seafood aglio olio at ground floor cafe called More by Arang is just fantastic.

                      "Five star"

                        Love the layout of entire co working space especially those seats by the window overlooking the heritage zone of Georgetown. Quite a few rooms with conference facilities available for discussion and I think they have got one of the biggest white board in town, which I initially thought it was a photography backdrop.
