Desks in co-working space (free) / whole rooms currently occupied (waiting list).

We have five high-quality rooms (120 m²) plus hallway and WC, which we share in an office community. At the moment all rooms are rented and only single desks are available.

However, you can put your name on a waiting list for entire rooms. If something becomes available, you will receive an e-mail. Please write us if you want to be on the waiting list and give us some information about your needs and your activity.

If you only have a need for a desk, please write us as well.

___ Location:

Absolute prime location in the dynamic "Seerhein Valley" in Constance's Stromeyersdorf business park. Various restaurants with lunch service right around the corner: e.g. "Bleiche", "Esszimmer", "Sawadee", "Kantine" or "Anglerstuben". Many companies of all branches are already located here and at the same time the whole area is developing dynamically. Although it is an industrial area, there are various supermarkets and bakeries in a short distance (also on foot or by bike) within a few minutes. The surrounding area has a pleasant working atmosphere, the location is quiet and close to nature (directly at the park and the Seerhein), a kindergarten is also available. There is no traffic jam, too much traffic or too few parking spaces here - nevertheless, the infrastructural connection is excellent.


___ Costs for rooms & desks:

As the main tenant (Tojio GmbH, www.tojio.com) we offer two of our office spaces (currently occupied) and also individual desks (co-working space) for sublease. Insg. 47 m² common area will be shared.

Spaces: A big cost saving results in the last area (!) of the rent cost calculation, namely when including "all additional costs" on the m² price.

- Cold rent = (without additional costs) = approx. 14 EUR/sqm
- Warm rent 1 = (with operating costs) = approx. 16 EUR/sqm
- Warm rent 2 = (with all additional costs) = approx. 18 EUR/sqm

By sharing the common rooms and costs (e.g. electricity, cleaning service, parking space, fiber optic internet connection, fire extinguisher, printer, coffee, etc. ...) there are great cost advantages.

Desks: 240 € plus VAT per month


___ PS:

We are all service providers and work on computers. If you work similarly, it could fit well. What doesn't fit is a lot of goods or customer traffic, a workshop or production or an operation that is permanently noisy (e.g. call center).
